    Start with the date on the letter

    Every HOA notice carries a cure-by date, and that date is the only thing that really matters at this stage. Two things eat the calendar: your board's approval schedule if a color change is involved, and how far out painting crews are booking that month.

    So call early, even if you're still deciding. We'll look at the notice, tell you whether the date is reachable, and if it isn't, give you the documentation to ask the board for an extension. We won't promise a start date we can't hold just to win the job.

    How we handle it

    Read the notice with you

    Send us a photo of the letter. Most notices name the specific violation (faded paint, peeling trim, an unapproved color) and give a cure-by date. We work backward from that date.

    Match the approved palette

    Send the community's approved color list or scheme number and we match it exactly. If you don't have it, we can usually pull it from the management company or match the existing approved finish.

    Package the submittal

    Boards routinely want manufacturer product data sheets, color codes, and sometimes proof of licensing and insurance. We supply all of it so your architectural request doesn't bounce back for missing paperwork.

    Schedule around the deadline

    We tell you honestly whether your date is reachable before you commit. If it's tight, we say so and help you ask the board for an extension with a scheduled start date attached, which boards accept far more often than a promise.

    Paint it and document it

    We finish the work and leave you dated photos and the product paperwork, so if compliance is ever questioned you have proof in hand.

    What the timeline usually looks like

    Four stages. Only one of them is fully in our hands, and we'll tell you which.

    1. EstimateOn-site walkthrough and a written, itemized quote, typically within two business days of your call.
    2. Board approvalThis is the part nobody controls. Architectural committees often meet on a fixed schedule, so a submittal can wait for the next meeting. Repainting to an already-approved color usually skips this step entirely.
    3. SchedulingOnce you're cleared and the quote is signed, we book your start date, typically two to three weeks out.
    4. The workMost single-story stucco exteriors are a multi-day job: wash, dry, repair, prime, coat. Weather and cure time set the pace, not us.

    How fast can you start?

    It depends on your deadline, your board's approval schedule, and the season. We're usually on site for the estimate within two business days, and starting two to three weeks after a signed quote. Call us with the date on your notice and we'll tell you honestly whether it's reachable, before you commit to anything.

    What paperwork does my board need for the submittal?

    Usually the color codes, the manufacturer product data sheets for what we're applying, and sometimes our license and insurance certificates. We provide all of it as part of the job.

    What if I can't make the deadline in my notice?

    Most boards will grant an extension when you show them a signed contract and a scheduled start date. We'll give you the documentation to make that request. We won't promise you a date we can't hold just to win the job.

    The notice says faded paint. Does the whole house need repainting?

    Not always. Sometimes a notice targets one sun-beaten elevation, trim, or a garage door. We'll walk it with you and quote what actually resolves the violation, plus what we'd recommend doing while the crew is on site.

    Do you handle the submittal for me?

    We prepare everything the board asks a contractor for. The architectural request itself is filed by the homeowner of record, so you submit it, we arm you with the documents.

    Are you licensed and insured for HOA work?

    Yes. Licensed Arizona contractor, ROC #360855, bonded and insured, with certificates available on request. Many communities require this before work starts.
